Our full management service includes an initial inspection of your home at no charge to insure your rental home meets all requirements as specified by governmental authorities. We also gain your input as to the extent you want us to manage your home to make sure your needs are met from the outset. The services we provide are listed below for your review and consideration:

· Secure all licensing as required by State of Florida and respective county for short term vacation rentals.

· Take photographs of your home and list on our web site as well as other internet sites.

· Payment of utility bills and manage utilities if that is your preference.

· Oversee and insure the everyday maintenance and management of your home.

· Arrange for pool maintenance weekly and manage pool heating during winter months.

· Arrange lawn maintenance to insure your lawn has superior curb appeal.

· Manage all maintenance and schedule repairs on your home as required – insure work is done properly and billed accordingly. Includes regular a/c filter replacement, light bulb replacement, weekly inspections.

· Monthly safety inspections to insure all safety equipment is working properly.

· Personally inspect each home prior to guest arrival and upon departure. Your home is inspected for any unusual wear and tear or damage at each departure, documented and security deposit charged as appropriate.

· Arrange pest control to insure your home is pest free for your guests.

· House cleaning is coordinated at each departure to insure home is ready for next guest. We insure your home is maintained at the highest standards for your guests.

· Web site advertising and booking generation service provided.

· Web based booking and reservation system to keep you informed on booking status of your home. Owners may use the system to make bookings as well.

· Communication – we provide monthly statements for your property outlining all revenues and expenses for your review. We keep you informed on issues with your home and are available for emergency issues 24/7. Normal office hours are 9:00 – 5:00 Monday through Friday.

· Guest support – we take care of guest needs during their stay and provide 24/7 support for emergency issues reported by guests.
